Serviced Apartment in Lagos is the real deal as tenants tend to worry less about some home amenities such fitted gas burner, air conditioner, generator and the likes as they are already installed in the house.

Nonetheless, in some cases, tenants worry less about bills for security guards, clean water, waste-bin, electricity etc. But this convenience comes at a cost, although not all the tenants are same, each thinks with his own point of view and thus make different decisions when searching for a property.

An important question arising in the real estate industry is that what do the tenants usually prefer? Renting a serviced property or a non-serviced apartment? Well, my experience speaks that tenants usually prefer serviced property. But, what are the reasons behind this? The decision is mainly based on the amenities and flexibility a tenant is looking for while renting a property. Let’s look closely into this matter.

Maintenance and convenience are  available in serviced apartment

This means that if the tenant ever encounters any problem, all he has to do is make a phone call to the management team. Even if your light goes out in the middle of the night, the team will be at service!  Hence, serviced apartment is convenient to maintain. Online submission of complaints is also possible. Although phone calls and SMS messages work better and none deniable.

On-site office at your service

No matter what kind of problem the tenant has, the serviced apartment team is always at your service. Whether there are maintenance issues or you just have to drop off a rent check, you can have access to the on-site staffed office and get your work done.

There are no worries of mid-year rent changes or lease adjustments

Most of the serviced apartment try to avoid the extensive paperwork involved and thus avoid making per-resident changes. Such changes might involve an increase in the mid-year rent too. Thus the serviced apartment is most likely to lock the tenants in at a specific rent.

Tenants are likely to get extra amenities

Serviced apartment also give tenants extra amenities like fitness centers, public spaces, and package deliveries. The landlord might also provide such services but less common as compared to managed properties.

Large companies provide choice of units

Large management companies also provide their tenants with the choice of units. This means that the tenants can choose any unit they want. Moreover, it also makes it easier for the tenants to move from one property to another which is managed by the same company.

Thus, a number of factors contribute to the lead of serviced properties among the tenants. However, landlord owned properties also compete equally. Both types of tenants are equally found in the real estate.
